Single Dwelling / Extension / Alterations

Gaining approval to construct a single dwelling, extend and/or alter an existing dwelling generally requires a building permit only. Town planning applies if the site is:

  • Less than 300m2/500m2 (size varies amongst different municipalities)
  • Within a Heritage Overlay area, or other controls

Dual Occupancy / Multi-Dwelling Developments


Two or more dwellings on a site (other than a dependent person’s unit)

  • High rise apartments
  • Residential buildings such as boarding houses
  • Extensions to any of the above

Site & Neighbourhood Description Report (Site Analysis)

SiteDescription
All development proposals must begin with a site analysis, its extent depending on the size and nature of your proposal. Eg. A major subdivision as opposed to an extension to a shop.
Our site & Neighbourhood Description is a report which will accompany your site analysis plan. It sifts through the site survey and property information to provide a summary of the existing conditions with respect to the site and neighbourhood.
